  : The location was excellent for getting to the various places of interest and is 2 mins stroll from The Ashmolean, Playhouse Theatre and right next door to The New Theatre. The staff helped carry my luggage up and down stairs which I was grateful for. The bed was comfortable and bedding was clean and had been ironed. The heating worked well and was controllable. The tv was a good size, and could watch catch up series, but location and activity from next door (theatrical HGVs loading/unloading equipment each night) sadly interfered with the reception for terrestrial tv.
  : Tiled floor in foyer was dusty/needed a mop over. Smell of urine in staircase leading to rooms. Stair carpet and staircase looked grubby and in need of a good scrub. I was in room 2 on the first floor. There was a cracked pain of glass and the bedroom window wouldn't open. Ensuite had no window, which would have been acceptable if the extractor fan had worked. It didn't, so I had to make do with stand up body washes with hot water at the tiny corner pedestal sink, only really designed for washing hands, with a flannel during my three night stay as steam from the shower had nowhere to go other than in the bedroom and I didn't fancy sleeping on damp bedding as a result! The kettle looked clean on the outside but inside was thick brown residue/burnt out? I decided not to risk using it. I do like a clean toilet, so take some Dettol spray with me on breaks away. Found faeces under toilet seat which I had to wipe off, and it was clear no bleach had been used inside the toilet bowl in ages as it was stained brown below the water line. Brown stains also under the rim when I looked, which again needed bleach. Mould in places on wall and ceiling of ensuite. Not excessive and would have still used shower if extractor fan had worked. Loud noise from outside as guesthouse is next to the stage door of the New Theatre. Lots of banging of equipment, production crew reversing vehicles and shouting obscenities at each other. It might as well have been in the bedroom itself as it had no double glazing! Again, I went prepared with earplugs, so was able to sleep. No wardrobe in room.

  : Room was very cold. Chipped paint on the furniture, the drain in the shower took a long time to drain, noisy from the street as it was single glazing. The room was comfortable enough, but it was way overpriced for what was essentially a 2/3 star room
