  : The breakfast was nice and the lady serving it was friendly. Bed comfortable, WiFi worked perfectly.Everything you needed in the room, tv. Tea/coffee/water etc. Very well appointed yet shabby decor.
  : Very old fashion decor and furniture, although we didn't get the room I booked as that looked better than the one we had. Smelled a bit fusty in the bedroom. Damp patch on ceiling, black mould around the bath, window frame was grubby, lamp shade was tatty. In my opinion, I think the room needs to be refurbished. Doesn't deserve 8.2 rating compared to other hotels that we have visited on booking.com. It's by far the worst b & b I've stayed in. Very unloved for such a beautiful property. Also, not being greeted on arrival was a shock as I didn't realise this was the case. It may have said in details but I didn't see that the building was unmanned apart from breakfast. Very disappointing sta, sorry

Disappointing

  : Location was good, though it was difficulty to pick out the property when travelling into Dumfries from the motorway. The rooms were fairly well equipped; however, we booked tow rooms and these were a long way from each other, in fact one room was not accessible from the building.
  : When we arrived, there were no staff at the property. Instead, there was a printed notice saying that the staff were away. The notice included a landline number, but when I phoned I was transferred to the answer phone of a mobile phone. It took nearly twenty minutes to obtain a response on the phone to obtain a code to obtain room keys. All room keys were in one locked box, which didn't seem a secure. Suggestion: if property can't be bothered to staff the 'hotel', then install a locked box for each room and provide the relevant code to each guest by email / text, so that guests can access the property on arrival.

  : My room faced the road which even during the night , was noisy due to traffic. Therefore the front , needs double glazing . Our other rooms toilet didn't work ,but was very promptly fixed

  : Room itself was clean, location was good (close to family), staff serving breakfast were friendly and helpful. They even gave my partner an early breakfast before he left for golf.
  : Room was a bit cluttered with stuff/furniture so nowhere obvious to put bags/suitcase. No storage/shelving in the ensuite so toiletries had to stay on the floor. Shower door needs a good clean - especially around the seals and hinges. No staff there when we arrived - so had to call to find out which room we were in.

  : TV has sticky tape holding the front plastic frame on, however this did not in any way impact our stay at all.Pillows a little thin for us but would just take one of our own next time.
