  : The property has a lovely garden area with a garden bar which was a nice surprise. We were able to sit outside in the sun and enjoy a couple of drinks before heading out. The location is perfect. We were going to a concert at the Utilita Arena and its just a 20 minute walk from the hotel. The property doesn't offer breakfast but the neighbouring business does with a discount however, we chose to check out and go to Costa at the end of the road.

  : The beds appeared new and were comfortable and had nice crisp, clean bedding.
  : The rooms were far less luxurious than we had anticipated given the photos on their website. Clearly some of the rooms have been renovated to a high standard, but ours was more like student digs with mis-matched cheap-as-chips furniture (a thin wardrobe and desk), chipboard on the walls, chipped paint, stains and a bathroom that was very poor indeed. The rooms had not been cleaned - there was sticky stains on a lamp and its shade, the carpets hadn't been hoovered, there were cobwebs on the ceiling lamps. The towel rail was broken in the bathroom, the sink was chipped, there were rusty exposed pipes, the window was rotten and it was not a relaxing place to be at all. There was a dead plant in the corner. We could not remove the plug from the bath, so had to ask the staff to do so whilst we went out to eat. We should have raised our concerns at the time and refused the room, but were so shocked and tired, we didn't do so that evening and there were no staff present in the morning to discuss our views. We did receive a small refund when we pointed out the poor condition of the room - which has now been cleaned (but should've been clean BEFORE we arrived). There was no breakfast, nor staff available in the late evening or morning. Overall - a very poor quality room that fell well below expectations.
