  : The aircon in the room made the most annoying noise all night - we unfortunately did not sleep very well because of it. When we turned the aircon off, it got way too hot in the room. Some of the room facilities looked like they needed an upgrade and there was mold on the wall in the bathroom.The room was also located a bit far from all the main attractions.

  : There were a few smaller things on the first night which I wasnt going to mention but since we ended up having such an awful experience, I will Mould in the shower Shower opens inward and the panel is so big you can hardly get in or out The shower water feels like tiny needles hitting you Wifi isnt secure (so shouldnt access anything important) Staff ended up ignoring messages No safe in roomUpon check in we were advised that the following day they were replacing all windows on the property and we wouldnt have access to our room - Obviously we werent stoked but we didnt really have any option at that point. So the next day which ended up being 39 degrees were locked out of our room from about 9:30am-2pm (the owner explained they had booked these works in 12 months ago, so had ample time to let anyone with a booking know). When we regained access the room stank of silicone, we opened the windows and also put the aircon on however the smell was so strong it was flaring up my asthma. We left the room and I went to contact booking.com and our travel insurer for assistance, booking.com advised I need to try work it out directly with the hotel. So we went back to the room (the owner had left by now, had to message him to return) the room was still really bad, by this stage id tried my preventive medicine and puffer but I was really struggling to breathe. The owner finally shows up and we try to explain to him that I cannot be in the room/hotel because of the smell, he keeps saying there isnt a smell but we should wait 30 minutes and it will be gone. it had already been 90 minutes and no change. He was then accusing me of lying and saying theres another reason and Im just making stuff up. We somehow finally got him to agree that for the next 3 nights we had paid for he would refund 2, we go to the front desk where he now decides hes only going to give 100 which is far less than 2 nights, then it becomes 50% of the 2 nights.

  : Very close and walking distance to everything you need to see in Rome. The room was clean and tidy and very comfortable for a two night stay. They have a community kitchen for light meal preparation

  : The rooms were clean and good air conditioning. We liked the location, approximately 10-15 mins walk across the river to majority of restaurants and areas of interest that Rome has to offer. Staff we're friendly and helpful, overall a decent little Guesthouse as a base. Rome is very full on so getting back after a long day/night the free Netflix was welcomed to help unwind and relax.
  : The road noise was a little annoying in the mornings but it can't be helped. Rooms to be cleaned/serviced was an extra 5 a day, not overly expensive however would have liked this included as standard.

  : Perfect location, really close to the centre and within 20 min walk from every big attraction in Rome. Room was modern, spacious and clean. The receptionist was really friendly and responsive.
  : Only taking 4 points out because of the AC. It was making a loud noise, it would stop for a bit and then start again so it was difficult to sleep at night. Having my earbuds in and one pillow over my head kinda helped so it wasn't the end of the world for a 3 night stay but ideally would've wanted to get a nice uninterrupted sleep (couldn't sleep without AC as it was 35C end of August). The owner "checked" it twice but issue wasn't resolved.
