  : Great location in the heart of Modena. Easy walk from the railway station too.
  : Wi-Fi was intermittent and unreliable. Breakfast was only pre-packaged sweet goods. Coffee and a croissant in a nearby cafe was only 3 which was a much better experience.

  : The apartment and room were decorated nicely. It had a general eating area and a kitchen with coffee and tea and breakfast snacks. I didn't realize that when I booked the room that the bathroom was in the hallway, but it really wasn't an issue for me. You don't see anybody because the door is opened remotely and the air conditioner is turned on remotely. I was there one night and went to see the Enzo Ferrari Museum.
  : The stairs up to the rooms are a little steep. Other than not having an en suite bathroom, I liked everything else.

  : Fantastic location, loved the bnb self-service model! Nice rooms, way better than some 4-star hotels at which I previously stayed in Modena. I will definitely stay here again.
  : The weather was unseasonably hot, some a/c and mosquito spray in the room would have been helpful.

  : Clean nice room with tasteful furnishing and nice shower. Good instructions for arrival and help was available by phone when needed. Very comfortable bed, which is unusual in Italy.
  : Breakfast was to be included, it was self service, and did not live up to any expectations. Went to coffee shop for breakfast, lucky there were many options nearby. Figuring out the door mechanism for the apartment and room was a bit of extra work, and hassle, not needed for just a short stay, so this place would be better if staying for a bit longer, not for one night. Common facilities included kitchen and laundry, which were unnecessary for just one night.

  : The B&B is placed in an perfekt spot in Modena, 15 min walking distance to the train station, 60m from the food market and round a corner from the main Pjazza. The access isvery easy and conviniet, the only disadvatage is that u need to make sure to have your mobile all the time charge as the acess to the apartment and to the room is through the online application. The design of the flat is very interesting and cosy, celebrating famouc citizens of Modena. We had an opportunity to stay in very cosy 'Pavarotti' room, which kept with provencal style with private bathroom. Everything was available in the facility including breakfast, kitchen, washing machine, ect.Strongly recomended.
  : You couldn't control AC by yourself.

  : Great, affordable location in the heart of Modena. The room was adequate, if not a little cramped. Cold, packaged breakfast items put out for guests were mostly fresh and I could have used the stove and microwave provided in the apartment if I brought in my own food.
  : It would have been nice if the owner disclosed up front that no one is present on site. Instead you have to use a phone app with Internet and figure out how to unlock all the doors. The air conditioning is controlled remotely and you have to ask to have it turned on or set to an acceptable level.

  : The property is well located within the center of Modena, pretty close to a bus stop. The bed was comfortable, the common and breakfast areas were nicely decorated. The breakfast was probably the best thing about it. I've never had self-managed breakfast and I was amazed by how hygienic everything was, and at the range of choice. Yes, it was mostly pretty generic cold cuts, cheese and desserts, but it was way better than in some other places we've stayed at. I don't know if it's possible, but the only thing I would suggest to improve in terms of breakfast content is adding some fresh vegetables. I would also suggest putting together a guide on where everything is and leaving it on the tables and maybe stuck to the fridge with a magnet. It took us 10 minutes to find plates, and we could only find decaf coffee. Having to locate plates, cutlery, coffee etc made our breakfast longer than we planned. The AC is remotely controlled and I was expecting this to be an issue but it wasn't.
  : First of all, if you don't like walking up the stairs with all your luggage (or if you simply can't), this is not for you. Not only is the flat on the second floor of a historic building with no elevator, but our room itself was on the upper floor of the flat. The stairs in the flat were pretty steep. I knew what I was signing up for, I'm just pointing this out to make it more visible.I had accidentally booked one of the shared bathroom rooms and tried to amend this within 5 minutes of finalizing the booking process. I tried and tried and tried for like 2-3 days. In the end, someone else had booked the room I wanted and that was it. I know this was my own fault (and maybe the Booking platform for repeatedly crashing when I was trying to do what they suggested with the whole "for 9 more Eur, upgrade your room" prompt) - the property owner is not to blame for this at all. It was the second time in my life when I stayed in a shared bathroom accommodation and by comparison to the first one (a few days before, in Verona) which was the very best case scenario (more than a 10/10 if I could say that), I would rate this experience (shared-bathroom-wise) a solid 8.5/10 (still pretty good, not ideal). This is mostly because it wasn't well ventilated so it was hot&humid. There was a smell which I saw someone else describe as "moisty" in another comment, and I totally agree.Storing our suitcases was not an option (not sure I would want to, given the extra trip up the stairs that would entail). I also expected the access code to stop being valid at the time of checkout, so I made sure not to forget anything (breakfast took longer than expected while we were looking for plates and everything). Either way, make sure you don't leave your luggage in the room, go for breakfast, and then try to come back for your luggage after the check-out time.

  : Location was pretty good.
  : Host controls the air conditioning and heat and does not turn it on. I was very tired after an 8 hour flight and 2 hour train ride, and then had to try and sleep in a very hot and humid room. They dont even put a fan in the room. The host does not meet you, your entry is all done remotely. Breakfast was basically packaged stuff which I didn't eat. I would not stay there again.
