  : The property is in a lovely position, with loads of potential. The staff were just so lovely and helpful. The room was very clean, with a little balcony and lovely view. It had a TV and a bar fridge and cupboard. Free wifi. Extra pillows and blankets. We really enjoyed the breakfast and the fabulous cappucinos.
  : The bed! It felt like we were sleeping on the floor, it was that hard. The mattress definitely needs replacing. We both woke up with very sore backs. The window from the outside passage into the bathroom should be frosted. There was no place in the shower to put your soap and/or shampoo. Open the curtains and get light into the property - it comes across as quite dark and depressing, despite it's huge potential.

  : Great location not far from the motorway and within easy access of Orvieto and Todi. We received a friendly welcome and the food is excellent. This kind of place suits us as we travel regularly from Puglia to Yorkshire and look for different places near to the motorway. It offers easy secure parking and pleasant short walks.

  : location in the lake and the pool was a saviour in very hot temperatures The pool has. a lovely view of the lake .the food was cooked fresh amazing pizzas and veal and pork chops to die for very very good .
  : my only gripe would be the beds were very hard I wouldnt say uncomfortable but hard .

  : The location is fine, the terrace is nice too.
  : The place is dated and left a lot to be desired. Checking in was already disorganised, with only the bar occupied but the person giving the key had to be found, elsewhere in the hotel. We arrived in a group, hence it took us a long time for everyone to get their respective rooms and keys. The room was small but functional. However, the airco in the room was loud, occasionally extremely loud, like it was exploding - the only way to switch it off, was to remove a key card and shut down all lights and sockets. Then on the second day, there was no warm water: management told us they'd have it looked at, "next week". The food wasn't impressive either, to put it mildly. In fact, the dessert I ordered never came while the staff disappeared afterwards, never to return. Breakfast was basically on a similar level, non existent.
